The short version
Miami has more managers that publish prices than most markets on this site. Of the 6 Miami companies we track, 5 publish at least some fees on their own websites.
For long-term (annual) rentals, published monthly fees run from 5% to 8.9% of rent: Novel Management lists "from 5%", Real Property Management Dade lists 7.9% to 8.9% by plan, and AVO Property Management and Keyrenter Miami West both list 8%. Leasing fees are usually around one month's rent, and renewal fees range from $0 to 15% of a month's rent, so compare the whole package, not just the monthly percentage.
For vacation rentals, Stay Today lists 12% per booking for co-hosting, 15% for full service and 20% for its premium tier. Before you plan on short-term income, read the city rules below: the City of Miami says single-family homes and duplexes in T3 and T4-R zones are not eligible for short-term rental use.

Short-term rental rules in the City of Miami
City of Miami short-term rental / lodging requirements
- Single-family homes and duplexes: the City of Miami says single-family homes and duplexes in the T3 and T4-R transect zones are not eligible for short-term rental or lodging use, based on the ruling in City of Miami v. Airbnb. Use the city's zoning map or ask the Zoning Department to confirm your property's zone. Source: City of Miami, How to Convert to a Short-Term Rental/Lodging.
- What you need before you operate: the same city page lists a Certificate of Occupancy (Building Department), a State DBPR lodging license, a Certificate of Use for lodging (Zoning Department), a city Business Tax Receipt, and any applicable Miami-Dade County approvals (DERM). The Certificate of Use and Business Tax Receipt must be renewed every year. The city defines "transient" as any unit rented more than three times a year for periods of less than 30 days.
- Apartment and condo buildings: the city says that if more than 25% of the units in a building are used as transient lodging, the entire building must meet R-1 (hotel) building code standards, and the building's association must certify the city's evaluation form.
- State license: Florida's Division of Hotels and Restaurants (DBPR) says you need a vacation rental license if you rent an entire unit "more than three times in a calendar year for periods of less than 30 days or 1 calendar month, whichever is less," or advertise it as regularly rented to guests. Source: DBPR guide to vacation rentals.
- County tourist taxes: Miami-Dade County says short-term rentals (six months or less, unless an exemption applies) pay a 3% Convention Development Tax, a 2% Tourist Development Room Tax and a 1% Professional Sports Facilities Franchise Tax everywhere in the county except Surfside, Bal Harbour and (for the last two) Miami Beach. The Florida Department of Revenue lists the combined local rate as 6% for most of Miami-Dade, collected by the county. Sources: Miami-Dade County, Tourist and Restaurant Taxes; Florida DOR transient rental tax rates (DR-15TDT).
- State sales tax: the Florida Department of Revenue says local transient rental taxes are in addition to the 6% state sales tax and any applicable discretionary sales surtax, and that sales tax and surtax on transient rentals are always reported and remitted to the Department. Check with the Florida Department of Revenue for the surtax rate that applies to your county. Source: Florida DOR transient rental tax rates (DR-15TDT).
- City fees and fines: we did not verify City of Miami application fees or fine amounts for short-term rentals. Check with the city (Building Department short-term rental team or Code Compliance) before you list.
Checked November 2026. Rules change. This is a summary of official pages, not legal or tax advice. Verify current requirements with the City of Miami, Miami-Dade County, DBPR and the Florida Department of Revenue before you list a property.
