Key West & Florida Keys property management fees

The short version

Key West is a different market from the rest of this site. Many managers in the Keys run vacation rentals, some do both, and very few publish prices. Of the 10 companies we track from Key West to Marathon, only 2 publish a management fee.

For long-term (annual) rentals, Key West Residential Property Management lists a 10% commission on rental income, with no lease renewal fee, no start-up or administrative fees and no markup on vendor invoices. It doesn't publish a leasing fee. For vacation rentals, Stay The Keys lists a 15% management fee. Vacation-rental fees usually cover more work (guest bookings, turnovers, marketing), so don't compare them directly with long-term fees.

Two data points don't make a market norm. Every other company here, including the annual-rental specialists, doesn't publish its fees, so get written quotes and compare them in the calculator. Each profile says whether the company also does vacation rentals.
