Miami Beach firms publish fees

Both companies we track list fees online.

The short version

We track two companies with Miami Beach service pages, and both publish fees. Several Miami-based managers also serve Miami Beach; for example, Novel Management has a Miami Beach page, so also check the Miami list.

For long-term (annual) rentals, Florida Management & Consulting Group lists two full-service plans at 8% or 10% of rent, with tenant placement at one month's rent and renewals at half a month's rent on its full-service plan.

For vacation rentals, Flight Mode lists a 20% management fee on rental income, excluding taxes, cleaning and channel fees. But read the rules below first: the City of Miami Beach says short-term rentals (less than six months and one day) are prohibited in all single-family homes and in many multi-family buildings in certain zoning districts. Many condo associations have their own rental limits too.

Two data points don't make a market norm. Get written quotes and compare them in the calculator.

Short-term rental rules in Miami Beach

Miami Beach vacation / short-term rental restrictions

  • Where it is prohibited: the City of Miami Beach says vacation/short-term rentals (less than six months and one day) are prohibited in all single-family homes and in many multi-family housing buildings in certain zoning districts of Miami Beach. Source: City of Miami Beach, Vacation Short Term Rentals.
  • Where it is allowed: the city says approved short-term rentals have zoning approval, a Business Tax Receipt and a Resort Tax account, and must conspicuously display the city-issued Business Tax Receipt number and Resort Tax certificate number in every advertisement or listing (City Code Sec. 102-386).
  • Enforcement: the city says that if a building or unit is found operating a short-term rental illegally, the tenants or visitors will be evicted and fines assessed against the owner. The city's Practice Safe Renting page has a lookup for legal rentals. We did not verify current fine amounts, so check with the City of Miami Beach Code Compliance department. Source: City of Miami Beach, Practice Safe Renting.
  • State license: Florida's Division of Hotels and Restaurants (DBPR) says you need a vacation rental license if you rent an entire unit "more than three times in a calendar year for periods of less than 30 days or 1 calendar month, whichever is less," or advertise it as regularly rented to guests. Source: DBPR guide to vacation rentals.
  • Tourist taxes: Miami-Dade County says short-term rentals in Miami Beach pay the city's 4% Resort Tax plus the county's 3% Convention Development Tax; the county's 2% Tourist Development Room Tax and 1% Professional Sports Tax do not apply in Miami Beach. The Florida Department of Revenue lists Miami Beach's local rate as 7%. Sources: Miami-Dade County, Tourist and Restaurant Taxes; Florida DOR transient rental tax rates (DR-15TDT).
  • State sales tax: the Florida Department of Revenue says local transient rental taxes are in addition to the 6% state sales tax and any applicable discretionary sales surtax, and that sales tax and surtax on transient rentals are always reported and remitted to the Department. Check with the Florida Department of Revenue for the surtax rate that applies to your county. Source: Florida DOR transient rental tax rates (DR-15TDT).

Checked November 2026. Rules change. This is a summary of official pages, not legal or tax advice. Verify zoning, licensing and tax requirements with the City of Miami Beach, Miami-Dade County, DBPR and the Florida Department of Revenue before you list a property, and check your condo or HOA rules.
