Answer a few questions step by step to get a printable lease details worksheet with your rent, deposit, pet, utility and other answers. Then copy them into the official Florida Supreme Court-approved Florida Bar residential lease form. Nothing you type is saved or sent anywhere; it stays in your browser tab.

Step 1 of 10: Form type

Which official Florida Bar residential lease fits your rental?

Not sure? A duplex uses the single-family form. Ask a Florida lawyer if your rental doesn't clearly fit either.

Step 2 of 10: Landlord

Where notices and rent go, if different from the rental.

Name and contact of anyone acting for the landlord, if any.

Step 3 of 10: Tenant

Everyone who will sign the lease, separated by commas.

Names (and ages of minors if you choose to list them) of others who will live there.

Step 4 of 10: Property

List them; write "none" if none.

Step 5 of 10: Term

The Florida Bar residential lease forms are for a term not to exceed one year. For a longer term, talk to a Florida lawyer.

Step 6 of 10: Rent

For example 1 for the 1st.

Address, portal or account name.

Step 7 of 10: Deposits

For example last month's rent, if collected.

The Bar form asks about this. Check Chapter 83, Florida Statutes, for the deposit-handling and notice rules.

The form also asks whether the landlord is or isn't a Florida licensed real estate broker and about any other fees; have those details ready.

Step 8 of 10: Pets & occupancy

Under federal and Florida fair housing law, assistance animals for people with disabilities generally aren't pets; get advice before charging for them.

Step 9 of 10: Utilities & parking

Who pays each utility or service?

Assigned spaces, number of vehicles, garage, guest parking, any rules.

Anything else you want to remember. Changes or additions to the Bar form itself should be reviewed by a lawyer.

Step 10 of 10: Worksheet

Your lease details worksheet is shown below. Check it, then print it or save it as a PDF. Nothing you typed has been saved or sent anywhere; it disappears when you close or reload this page.

How to use your worksheet with the official form

  1. Download the official form from The Florida Bar's Landlord/Tenant Forms page:
  2. Read the whole form. It includes choices (boxes and blanks) that the parties must decide, and some it asks about aren't covered by this worksheet.
  3. Copy your answers from the worksheet into the matching blanks by hand or in a PDF reader, then make the remaining choices the form asks for.
  4. Don't change the form's wording or add terms without talking to a lawyer.
  5. Give the tenant(s) the required attachments and disclosures the form lists, then sign and give everyone a copy.
