Tallahassee property management fees

The short version

Most Tallahassee managers don't post prices. Of the 15 companies we track, 3 publish fees: Pro Players Realty USA, Investors Choice LLC and Destination Real Estate (Tallahassee). All three list a 10% monthly management fee. Pro Players charges 10% on rents of $1,200 or less, 9% from $1,201–$1,500 and 8% above that. Investors Choice drops to 9% for 5–9 units and 8% for 10 or more.

Leasing fees vary more than the monthly rate. Destination lists a flat $200 leasing fee. Pro Players lists 50% of one month's rent with full management (65% for placement only). Investors Choice lists 75% of one month's rent with a $400 minimum (placement only: one month's rent or $500, whichever is greater). Pro Players and Investors Choice both list $200 for lease renewals.

Three companies don't make a market norm, so treat these as examples rather than typical Tallahassee prices. The most-reviewed local firms, including Proper-T Management Services and Rent With Integrity, don't publish fees, so ask for written quotes and compare them in the calculator.
