Santa Rosa County property management fees: Gulf Breeze, Pace, Navarre & Milton

The short version

Santa Rosa County sits between Pensacola and Fort Walton Beach. Of the 11 county-based companies we track, 6 publish fees. Every long-term manager that publishes a rate lists 10% of monthly rent. Leasing and set-up fees vary more, so compare the whole fee schedule, not only the percentage. Gulf Breeze

Gulf Breeze Properties lists 10% of monthly rent, 50% of the first month's rent for tenant placement and a $4 ACH fee, and says it is veteran owned. PMI C-Shell (Gulf Breeze) doesn't publish fees but lists guarantees, including waiving the first month of management fees if a tenant isn't placed in under 21 days and cancelling without penalty on 30 days' notice. Pace

Grand Realty, Inc. (Pace) publishes a full fee list: 10% of rent collected, 50% of the first month's rent for leasing, a lease renewal fee of 25% of one month's rent, a $150 one-time onboarding fee and a $100 yearly 1099 and portfolio report, with no maintenance markups, inspection fees or vacant-unit charges. Service Matters Property Management (Pace) doesn't publish fees. Clover Property Management (Pace) is listed with our Pensacola-area companies.

Navarre and Navarre Beach

For long-term rentals, Navarre Beach Realty, Inc. lists a 10% monthly management fee and a $100 one-time setup fee, and Navarre Real Estate Source lists 10% of the rent, charged only when the property is rented, plus a one-time set-up fee of 25% of one month's rent. Davis & Decker Property Management (Navarre) and Coastal Realty Services (Navarre/Crestview) are listed with our Pensacola-area companies.

For vacation rentals, BNV Management lists a 20% full-service fee, with Guesty, PriceLabs and smart lock costs billed to the owner at cost, and Salty Stays Vacations (Gulf Breeze) lists full-service management from as low as 15% (co-hosting from as low as 10%). Navarre Vacation Rentals and Mermaid Mansions Vacation Rentals (Navarre) don't publish fees. Vacation-rental fees cover more work, so don't compare them directly with long-term fees.

Milton

We found few Milton-based managers that publish anything. Grand Realty, Inc. (Pace) says it manages rentals in Pace and Milton. Clover Property Management (Pace), Realty Masters of Florida and Gulf Coast Property Management Co. also say they serve Milton and are listed with our Pensacola-area companies. Military owners near Whiting Field, Hurlburt, Eglin and NAS Pensacola

NAS Whiting Field is in Milton. Grand Realty, Inc. (Pace) lists a 9% management rate for active-duty military and veterans (and for first responders and investors with 3+ properties). Navarre Real Estate Source says it serves Hurlburt Field, Eglin Air Force Base, Whiting Field and Pensacola Naval Air Station, and Gulf Breeze Properties says it is veteran owned.
