Panama City & Panama City Beach property management fees

The short version

Like Key West, Panama City Beach is largely a vacation-rental market, while Panama City and Lynn Haven are mostly long-term rentals. Very few managers here publish prices. Of the 15 companies we track, only 3 publish a management fee.

For long-term rentals, CENTURY 21 Commander Realty (Panama City) lists a 10% monthly management fee and says there are no hidden costs. It doesn't publish a leasing or renewal fee. For vacation rentals, Dolce Vita Getaways (Panama City Beach) lists a 15% commission on rental revenue, and Panama Beach Time (Panama City Beach) lists 25% of rental income, with credit card processing fees absorbed and no termination fee on 30 days' written notice.

Three data points don't make a market norm. The most-reviewed local firms, including ERA Neubauer Real Estate, Southern Coast Vacation Rentals (Panama City Beach) and Panama City Beach Host, don't publish fees, so get written quotes and compare them in the calculator. Each profile says whether the company does vacation rentals.

Military owners near Tyndall AFB

CENTURY 21 Commander Realty (Panama City) has a Tyndall AFB housing page and says it manages homes in the Tyndall area, and Clubbs Real Estate Group lists Tyndall AFB among the areas it serves.
