Mississippi Gulf Coast property management fees: Gulfport, Biloxi & Ocean Springs

Very few managers here post prices, and both that do are based in Biloxi. Two data points don't make a market norm, so ask every company for a written quote and compare totals in the fee calculator.

Gulfport

None of the Gulfport-based managers we found publish fees. The Property Management Division of Busch Realty Group lists offices in Gulfport and Ocean Springs. Alfonso Property Management (Gulfport/Pascagoula) works in Gulfport and Pascagoula, and Southern Way Realty names Gulfport among the coast towns it serves. Blue Water Property Managers (Pass Christian) is based in nearby Pass Christian and says it serves the MS Coast. The two Biloxi companies that publish fees also cover Gulfport: MS Coast Rentals (Biloxi) has a Gulfport property management page.

For vacation rentals, Christie's Gulf Beach Rentals says owners are charged a percentage of gross income after cleaning fees, but it doesn't publish the rate. PRM Inc also manages vacation rentals on the coast and doesn't publish a rate.

Biloxi

MS Coast Rentals (Biloxi) lists management at 8%–12% of monthly rent plus a $185 setup fee, placement-only service at one month's rent and a renewal fee of 25% of one month's rent, with no long-term contract. PMI Biloxi (Property Management Inc.) lists three plans: 8% (Silver; the page also shows "$59 plus 8%"), 10% (Gold) and 12% (Platinum), with a leasing fee of 100%, 50% or a $200 flat fee depending on the plan; placement-only is 100% of one month's rent. PMI Biloxi also advertises a 21-day placement guarantee and eviction cost cover up to $2,000.

Fidelis Realty (Biloxi), Next Step Property Management (Biloxi), Gulf Coast Resort Rentals and Wendy Snyder - Rental Management, LLC don't publish fees.

Ocean Springs

We found no Ocean Springs manager that publishes fees. HomeFront Property Management (Ocean Springs), Rain Residential Properties (Ocean Springs) and C West Realty (Gautier/Ocean Springs) (which also names Gautier and Vancleave) are local options, and the Busch Realty Group division has an Ocean Springs office. To the east, The Lincoln Group (Pascagoula) lists Ocean Springs, Gautier and Moss Point among the towns it serves. The Biloxi publishers above also cover Ocean Springs, so their rates are a useful benchmark when you ask for quotes.

Military owners near Keesler AFB and NCBC Gulfport

Keesler Air Force Base is in Biloxi, and Naval Construction Battalion Center (NCBC) Gulfport, home of the Seabees, is in Gulfport. Mississippi licensing

Under the Mississippi Real Estate Brokers License Act, a "real estate broker" includes anyone who, for a fee, rents, leases or manages real estate for others, and acting as one without a license is unlawful.
