Destin & Fort Walton Beach property management fees

The short version

Destin is two markets in one: long-term (annual) rentals, often near the bases, and vacation rentals along the beaches. Of the 9 companies we track, 7 publish fees, which is more than in most areas on this site.

For long-term rentals, all three firms that publish list a 10% monthly management fee. All American Realty and Investment Group (Fort Walton Beach) lists a leasing fee starting at $500, a $250 lease renewal fee and a $300 onboarding fee, with placement-only service at one month's rent. Reed Coastal Properties (Santa Rosa Beach / Fort Walton Beach) lists 50% of one month's rent for leasing, $250 for renewals, $75 periodic inspections and maintenance coordination at cost + 15%. Sound Choice Real Estate (Niceville) says it charges no leasing or tenant placement fees.

For vacation rentals, 30aSeascapes lists 10% of base rental income, BVD Property Management (Destin) 18% of gross room revenue and Beach Luxury Vacations (Miramar Beach) 20% of room rate revenue. StayTime Vacations (Santa Rosa Beach / Destin) charges 15% for the first 12 months, then 20%. Vacation-rental fees cover more work (guest bookings, turnovers, marketing), so don't compare them directly with long-term fees.

A handful of published rates don't make a market norm. 98 Realty & Property Management Company (Miramar Beach) and Florida Long Term Rentals (Santa Rosa Beach) don't publish fees, and Coastal Realty Services (Navarre/Crestview), which also serves Fort Walton Beach, is listed with our Pensacola-area companies. All American Realty and Investment Group (Fort Walton Beach) says most of its clients are active-duty servicemembers, veterans and military families with ties to Eglin Air Force Base, Hurlburt Field and Duke Field, and Reed Coastal Properties (Santa Rosa Beach / Fort Walton Beach) has a page for military owners with PCS orders.
